How can HDB owners leverage the seller’s market today?


HDB resale prices rose by 5 per cent in 2020— the highest increase in eight years. This surge in resale prices is accompanied by a greater number of Cash Over Valuation (COV) transactions, whereby buyers have to pay the difference between the transacted price and HDB’s official valuation of the flat, entirely in cash. COV transactions have become more common since last year, as some buyers turned to resales, to secure an abode during the pandemic, rather than spend time waiting for a new flat.


With the interest rate for HDB loans at 2.6 per cent, against the annual capital gain of below 1 per cent for the property, at 0.98 per cent, HDB home owners are scarcely able to make any profit from their property assets.


With that said, in the current property market today, the HDB market is at an upper hand as the prices of resale flats are surging at 5 percent since 2020. Translating to a golden opportunity for HDB Owners to leverage on their asset wealth today, to cash out and invest in private property instead.


Why are HDB upgraders entering the private property market? In the past decade, private property appreciated sustainably across 57.37 per cent. Even during Covid-19 Pandemic, private resale and new launch markets continue to surge, combating against all other asset classes.
