While there are HDB flats fetching prices that might have once been quite unthinkable for the public property, there is also the question of what happens later on, when the lease is close to its expiration?

Banking all your hopes on the Selective En bloc Redevelopment Scheme (SERs) might not be the most viable, considering that only an approximate 5% of HDB estates are eligible.

There is also the Voluntary Early Redevelopment Scheme (VERS), through which the owners of aging flats would be able to sell their property back to the government. The compensation will, however, be substantially lower than that offered for SERS. You’d also need the majority of homeowners to agree to the sale.
